Formed development district to complete commercial areas of Montgomery Farm.

Montgomery Farm Gardens District Stage I – Allen, TX

38 acres of land was contributed from the original Emerson Farm Company, Ltd. partnership and rolled into the Bethany Corner, Ltd. partnership, which already held 56 acres.  The Bethany Corner name was changed to Montgomery Farm Gardens District, Ltd.  Supported by Public Financing from State of Texas, Collin County, City of Allen, and Allen Economic Development Corporation in agreements totaling over $52,000,000.

Emerson Farm Company – Allen, TX

Acquired 438 acres of undeveloped land for a mixed use development (known as Montgomery Farm).

Gardens of Connemara – Allen, TX

145 acres of land was distributed from the original Emerson Farm Company, Ltd. into the Gardens of Connemara, Ltd. partnership and covered by a Conservation Easement.

Bethany Corner – Allen, TX

Acquired 56 acres of undeveloped land located at the southwest corner of Bethany Dr & U.S.75 as expansion of Montgomery Farm.

3301 Royal Lane – Las Colinas

Purchase in the MLP an 86,258 square foot, two-story office tech facility.

Promontory Point – Austin, TX

Purchase of a 235,800 square foot office tech facility through a Tenant-In-Common mechanism for investors to invest with the ability to maintain a tax deferred status as an owner in the real property.

Parmer Business Park Phase III – Austin, TX

Purchase of a 15-acre site for the future development of Phase III of the Parmer Business Park.

2410 Gateway – Las Colinas, TX

Purchase in the MLP of a 43,260 square foot office tech facility 100% leased to a single tenant.

Parmer Business Park – Austin, TX

Formed a joint venture partnership with Lincoln Development Company to purchase 26 acres in NW Austin for the development of 265,000 square feet of office tech property.

2324 Gateway – Las Colinas, TX

Purchase in the MLP of a 23,000 square foot office tech facility.

Lincoln Centreport Tech IV – Fort Worth, TX

Formed additional joint venture partnership with Lincoln Property Company to acquire 5 acre parcel and to develop a 65,988 square foot office tech development in Centreport Business Park.

Trademark Emerson Property Company MLP – Dallas, TX

Formed a Master Limited Partnership comprised of contributed limited partnership interest, general partner interest and new capitalized equity for future acquisitions and development.

Capital One Facility – Fort Worth, TX

Formed a partnership and arranged the equity and debt for the purchase of a 246, 493 s.f. office/tech property in Centreport Business Park.  Includes a 2.9-acre parking lot purchased through an exchange with American Airlines.  Property, subsequently, contributed to TEPCO MLP in January 1999.

Lincoln Centreport III – Fort Worth, TX

Formed a partnership to purchase 2.7 acre site for the continued develop program with Lincoln Property Company in the Centreport Business Park.  Subsequently, facilitated a land swap with American Airlines for the parking lot across from Capital One in 1999.
